Natural Hazard Disclosure Report

The Natural Hazard Disclosure (NHD) report is required by law (Sec. 1103 of the California Civil Code) for all real estate transactions in California. This report provides parcel-specific disclosures of hazard zones that affect future use of the property. The property buyer must sign the Receipt of Acknowledgement page before becoming the owner. A house built in or near these hazard zones will threat people's safety and impact the property value.

The NHD report should cover the following basic hazard zones:

Special Flood Hazard Area

Potential Flooding/Dam Inundation Areas

Very High Fire Hazard Severity Zone

Wildland Area That May Contain Forest Fire Risk

Alquist–Priolo Earthquake Fault Zone

Seismic Hazard Landslide Zone

Seismic Hazard Liquefaction Zone

Airport Noise Exceeding 65dB
